The Closing Process

Whether you are a first-time buyer or an experienced homeowner, buying a home can be exciting but sometimes overwhelming. Having people with the right experience beside you helps simplify the process and makes it less time consuming.

Consult with a Realtor

Realtors are essential partners when buying or selling a home. Their experience with the home buying process, market conditions, and negotiations provides useful information that is not easily accessible to the public, and can make the difference in locating and securing a contract on the right home.

After the consultation

Once you have an executed purchase agreement, have your lender or Realtor contact Integrity Title right away to begin the title process. Our abstractor researches the title history at the courthouse to verify ownership and real estate taxes, obtain mortgage payoffs, and uncover any title deficiencies or encumbrances such as liens or judgments. Every title search is examined by one of our experienced attorneys to ensure the proper procedures are followed. You will be advised of the funds needed to close, and the law requires that these funds be certified, in the form of a cashier's check or bank wire.

The closing

After we confirm a clear title and receive approval to close from your lender, we schedule a convenient time for all parties to meet at one of our offices to sign the documents. Closings are conducted before one of our experienced attorneys or notaries, who can answer questions such as when your first payment is due, how to apply for your homestead exemption, and whether your loan payments can be drafted automatically from your bank account. We work to provide a friendly and comfortable atmosphere.

Post closing

After the closing, we record the documents with the parish clerk's office right away and follow up with the recorded information for the purchasers and lenders.

Settlement Services

As a neutral third party to your transaction, we bring the funds and paperwork together so a sale or refinance can close cleanly.

Title insurance

Title insurance is typically a combination of two policies, an owner's policy and a lender's policy. It is insurance against loss or damage resulting from title defects, which can include undisclosed heirs, misfiled liens, filing errors, and similar problems. The policy pays for legal defense costs and reimburses you for covered losses from a valid claim against the property.

Escrow settlement services

To convey a property from a seller to a buyer, or to place a new mortgage on a property, Integrity Title provides escrow and settlement services as a neutral third party. Acting on the instructions of the parties, we coordinate key tasks such as depositing and disbursing funds, coordinating the flow of documents and funds, keeping all parties informed of progress, responding to the lender's requirements, coordinating the signing of the loan and closing documents, prorating and adjusting insurance, taxes, and rents, recording the deed and loan documents, and preparing a final statement of the funds received and disbursed.

Our signing services let you schedule and complete notary signings faster and more easily. With a network of professionals, we can arrange a signing at an Integrity Title office or send a mobile notary just about anywhere, anytime.

What is a closing?

Closing is another term for settlement. It refers to the part of the real estate transaction where the title moves from the seller into the buyer's hands.

Will my real estate agent know about the title to the home?

Many real estate agents have a thorough understanding of what a title is, the nuances of title insurance, and can recommend a trusted title company. However, no one will know precisely what information is tied to the title until a title search is completed.

Can a title company conduct escrow?

A title company can generally act as an escrow agent. We can explain the costs involved for both parties, coordinate with the lender, and prepare a closing statement.

Will I have to pay for title insurance every month?

No. Title insurance, unlike other insurance policies, is not billed as a monthly premium. It is a one-time cost you pay when you purchase your home, and the policy lasts for as long as you and your heirs own the property.
